  We have a City of Yarra Planning Permit (and associated concept plans) to convert a stable building into a dwelling. The permit Plans and Report are attaached. We need detailed drawings, build specifications, and any design refinements (to fall within the parameters of the Permit granted) suitable for competively procuring a builder. The Architect would also, in conjction with the preparation of detailed plans, prepare specifications fit-for subsequent RFQ purposes and contracting a builder. The Architect would provide an industry-standard for of builder contract, assist the owner in builder selection and act for the owner providing builder contract compliance oversight, milestone sign-off, and build issue resolution with the builder. The Planning Permit docs are attached. If possible, I would like to meet the preferred Architect in Melbourne on the 15th or 16th of May. For noting, we are separately engaging a Land Surveyor to simultaneously progress the subdivision of the Lot under the Planning Permit already granted. Our aim is to achieve a stable conversion to create a second dwelling at the lowest cost but maximising good design and materials features within the lower-cost requirement, whilst adhering to all applicable standards. The Permit documents give a clear indication of the paremeters, and we do not want to seek a Permit variation. We envisage that we may live in the renovated dwelling in the future. We would expect the architect is experienced in domestic residential single room additions to inner-city Victorian buildings and with dealing with inner-Melbourne Councils and builders who specialise in this area of work.
The quote should be detailed so as to separately price the different elements we are asking for.
