What are salvage rights, and why should you consider giving salvage rights to your demolition expert?

Salvage rights (and negotiating them properly with your demolition expert) can make the cost of your demolition cheaper and more efficient. What are they and what should you do with them?

Salvage rights are part of a contractual agreement that says which party has the right to sell any materials that can be re-used after a demolition. So for example, if you demolish your house you may want to salvage the hardwood floors, doors, built in cabinets, kitchen benchtops, taps, light fittings etc. But who gets to keep these salvaged goods (and sell them afterwards or re-use them) is dictated by the contract that stipulates who has salvage rights.

Demolition experts that do salvage and want salvage rights can often charge you as the consumer less - effectively you're giving them goods in lieu of payment. Some demolition experts will offer you salvage rights, but this can be done in two ways. You'll pay more for the demolition expert to salvage parts of the house for you, and less again if you salvage these items yourself.

When you're discussing the demolition with your prospective demolition expert, remember to discuss salvage rights and get the best possible outcome for you both.
