Attic Ladder installed in kitchen

We have a small upstairs room which has access via an attic ladder. The current ladder is damaged as one of the supporting arms (with spring) has broken off. This is not a serviceable part. The only way to fix this is to install a new ladder.
We are planning on putting the property on the market next week so there is a degree of urgency in repairing this ASAP.
