we are looking at building a double garage (6000mm w x 6000mm l) in our back yard, on the south-east boundary. it will be fully detached from the house.

we have plans professionally prepared, though they may need modification.

building permit - application in progress.

construction is to be of brick (same as house) with tiled roof (same as house). we plan to have a double size automatic roller door facing north, and an entry/exit door and a window facing west. the pitch of the roof will be the same as the house (22.5). the height will be whatever the standard is.

the dwelling on the block behind us is elevated on stumps approx 750mm high, and has a number of small windows along the length of what will be a 6000mm boundary wall. however, they are set back from the boundary by approx 3 metres, and are frosted glass – suggesting that they are bathrooms / toilets. there is another small window that looks to be to a walk in wardrobe, but that is also set back at least 1 metre from the boundary. i have spoken to a local council planning officer about the positioning of our garage in relation to the dwelling behind and they don’t believe that any of these windows will inhibit our planned siting.

materials & specifications:

bricks – nubrik wire cut – “lawson”.
tiles – monier “tudor” in midnight colour.
pitch – 22.5
mortar – off white, ironed (rounded).
guttering & downpipes – black, to match house.
exposed beams.
window – owner to supply.
door – owner to supply.
lighting points – one either side of roller door; one over entry / exit door; internal as recommended by builder.
internal & external electrical points – as recommended by builder.

front fence
same brick as house & garage. approx 1200mm high and 2 x 6000mm wide. single brick only (not required as retaining wall). further design ideas can be discussed with me.

we are keen to negotiate and start building asap, with funds available.
