I am interested in building a granny flat consisting of 1 or 2 bedrooms (depending on cost), kitchen, 1 bathroom (with shower)laundry and living room and a verandah (small?) on an available area of about 4-5 meters by 11-12 meters. currently on this location, there is a timber shed which was built with the dimension of about 6m by 4 m. not sure whether it's more logical and cost effective to pull this down or renovate it into the granny flat. please advise.
