Building a new home 20-30sq single story

We are in the process of buying land and were looking for a builder to build us a spacious single storey home between 20-30 squares. we have been to display villages and met with large building companies, however their designs are not meeting our needs. we want an open plan with a large entertaining area.
the land will be in lyndhurst and is about 600m2 and there is no time frame as to when the house needs to be ready to move in to.
