  Hi, I am looking for a building/site surveyor to do the following task.

3.1 Land Survey & Neighbourhood & Site Description Plan
We propose to undertake a land survey of sufficient detail to prepare a colour “Existing
Conditions Plan” and “Neighbourhood & Site Description Plan”, in accordance with the
standard scope of works required for architectural design and in general accordance with
the requirements of the Glen Eira Planning Scheme and showing (but not limited to);
3.11 In relation to the title boundaries;
Title boundaries and easements re-established by survey and in relation to existing
fences/walls and other salient site features, complemented by a survey report
commenting on the results of the survey and any implications for development;
We note that it is imperative to the success of the project that the title re-establishment is
robust and identifies any implications for future development at the earliest opportunity.
3.12 In relation to the site and surrounds;
For the purpose of this survey we intend to show on the plan details for the following
properties;
Subject site
- Title boundaries and any easements
- Natural surface and floor levels
- Building footprint, roof details (including parapets, ridges and eaves where visible)
- Features on the subject site including visible services, trees
- Levels related to AHD
- Street details immediately in front of the site along street frontages

Immediately adjoining properties
- Natural surface levels at common boundary
- Building footprint and setback from street frontage and common boundaries
(where visible)
- Roof, parapet and eave details (where visible)
- Open space details in the rear of properties
- Any overlooking details (windows/doors) within 9 metres of a common boundary
- Any significant trees
- Details of the front of each dwelling (to enable streetscape elevation if required)
Properties within a 50 metre radius
- Building footprint and setback from street frontage
- Development extent and land use description
- Any significant trees
The plan will include aerial and standard photographs as necessary. All levels will be
related to the Australian Height Datum (AHD).

3.2 Formal Subdivision
Upon the issue of the development permit, we will apply for a second planning permit for
subdivision. The following scope of works is indicative of the process for post construction
subdivision.
- Preparation of a Provisional Plan of Subdivision and a brief Planning Report
(Subdivision) for lodgement with Council.
- Upon the issue of the Planning Permit and substantial progress in construction we
will liaise with Council and referral (service) authorities in assisting client to achieve
certification and the issue of a statement of compliance;
- Undertake sufficient site survey to measure the constructed development
(party/shared wall) and fencing, connect the site to Map Grid Australia datum and
prepare an abstract of field records;
- Finalisation and submission of a formal plan of subdivision (post measurement) to
Council for certification;
- Preparation of documents for lodgement by your Solicitor at Land Registry
