  House was originally 3 bed that has been extended with an extra bathroom, bedroom and family room. this extension of the house i want to make into a granny flat. so council requires a fire rated wall between the house and granny flat, offstreet parking 80sqm of outside space.


i would like this fire rated wall to be sound proofed. also there is an existing door that would separate the two dwellings. i would like to try and keep this door so if and when i no longer need the granny flat i can reclaim the whole house and this door is essential for that purpose.

the council also requires off street parking. meaning a separate driveway. i dont want another full driveway i just want the kerb modified like a driveway so the tennant can park on the front lawn.

this granny flat will comprise of an ensuite style bathroom (existing) one bedroom (existing)and combined lounge (existing) and kitchenette (to be made)

i would need a plumber to provide hot and cold water in the kitchentte, provide plumbing for a washing machine (in the kitchenette underneath kithchen sink) and move or extend the outside tap or simply make another outside tap 3/4 metres from existing tap.

i would need an electrician to put in power points for kitchenette and may need to move or put in extra power points for the lounge area. i would like to know the cost of maybe connecting a full sized stove.
also would like sparkie to put power in the gargage.

the electrical and plumbing do not require separate meters for the granny flat. both should be an extension of existing wiring and plumbing.


i'm not sure who exactly puts in a fire rated wall so i assume it would be a plasterer. also this plaster may need to make a fake wall over half of the sliding door. is this possible?
