Chrissy requested 3 quotes from Builders in Windsor

  I have approved brisbane city council plans, engineer plans, and building certifier ok, now just need the right builder. i am happy to wait for the right builder if the costs are less compared to getting a builder in a hurry where the price would be more expensive etc. also need someone flexible who will work with me to get the best results on the budget i have so i will need a good breakdown of costs involved, in case i have to forgo some of the work until a later stage. i have put an asterisk* against the requests i could forgo at a later stage or do myself, due to not having enough funds, but would prefer to get it done at the same time. so would need this costed separately.

nature of job: renovating and extensions to colonial/queenslander

upstairs

renovating front veranda (windows fitting to be selected by me – but happy for builder to purchase).

changing current living/dining room to an additional bedroom with walk in ward drove and ensuite. (ensuite and walk in ward-drove to be very basic and i would like to choose my own fittings – but happy for builder to purchase)

existing back stairs to be removed and replace by internal stairs.

additional backstairs – outside.

replace current front stairs.

adding a living/dining area and deck/sunroom at the back (windows and french doors would be selected by me – happy for builder to purchase).


downstairs

enclose underneath – wider boards outside to be utilise than existing outside boards upstairs. windows and french doors (i would like to choose my own but happy for builder to purchase)


*a slab downstairs will be replaced and added which includes termite prevention. my brother may have someone to do this but will need a quote as they live at caboolture, so might be cheaper just to go with someone from brisbane.

*bathroom and kitchen downstairs – i want this done quite cheaply and can possibly do some of this myself to cut costs.

*a couple of additional rooms closure downstairs.


other

*replace the current boards outside of the house with wider boards and then utilise current outside boards for renovations inside such as front and back inside veranda.

*painting inside and out.

* sanding of floor boards (probably do this myself)

some plumbing and electrical work will also need to be done.

i am assuming that "timeframe of request" means timeframe when someone will contact me i.e. i understand that this work would not be completed within one weeks etc.
