The following is a Scope of Work to inform for providing a fee proposal for building works to be undertaken at a residential home in Preston, Victoria.
Property: 24 Jacka St, Preston
Building: Residential Home
Number of Storeys: Two
Floor Construction Material: Concrete stumps (restumped), suspended timber floor with adequate crawl space.
Wall Construction: Ground Floor – Cavity Brick with timber frame and plaster
1st Floor – Cement Render with timber frame and plaster
Roof Construction: Pitched roof with terracotta tile
Bedrooms: Four

Works
I seek a quote from a registered, insured and experienced building practitioner to undertake the following works at the Property:
1. Removal of two internal walls on the ground floor including installation of 1x 250 PFC 35 beam and 1x 240x90 F17 Beam;
2. Installation of 2x posts 89x89x3.5mm on a concrete pad of 500x500x1000mm deep;
3. Opening rear brick work of Property to install a 5mx2.1m bi fold door including installation of 1x 250 PFC 35 beam;
4. Opening of rear brick work of Property to install a new rear external door 2040x820;
5. Installation of 5 new windows, 3 in existing openings and 2 in 2 small openings including relating brick work; and
6. Laying new bricks to close an existing door, window opening and hole from an old air conditioner.

The contractor will be responsible for proping up the second storey throughout the Works.
Note, the works at the Property will commence in mid July, including stripping of plaster and fittings. The contractor must be available to commence the Works on or close to 17 July 2017. The Works are expected to be complete within 2 weeks, or within an agreed timeframe.

The Works are expected to exceed $5,000, and as such will require a major domestic building contract.
Current and New Floor Plans plus engineering plans / computations are available.

Please only express interest in quoting for the Works if you are a current, registered building practitioner and have experience removing internal, load bearing walls in a two storey home.

Quotes may also be sought for electrical and plumbing work.
