We need to enclose 2nd story balcony to make it part of living area as follows:
1.remove current alu frame and balcony glass on the facade.
2.manufacture and install new powder-coated commercial-grade alu frame with tinted double glass including door to the outer perimeter of the balcony as per planning permit
3. flush, weather-proof frame-to building joins
4. once balcony has been enclosed: plaster enclosed area, install timber floor, low-voltage lights. - this item is optional
we have council's planning permit, will get the building permit once design has been agreed with the contractor
