Also indoor bbq area and 4 steps down to room as house is up on stilts. Ceiling to match existing house ceiling. One existing house wall to be reworked. Movement of existing gas,water and electricity. Possibly more fixes around house (more roof work, another matching stairwell, laundry revamp) to match depending on price
