Supply and install a new timber patio, 6400mm x 4600mm. Ironstone Colorbond Roof to match existing roof pitch. 2200mm of box guttering with downpipes required on both sides along existing walls. Ceiling of patio to be timber lined (cedar).
Exisiting 4600mm x 2500mm deck/balcony will be removed by owner, existing deck/balcony posts planned to be left in position for new patio.
On the second story there is a door to be removed and filled in to match existing wall finishes (owner will paint once finished) - this can be done prior to owner removing balcony for easier access. Please see plans.
Council building permit has been approved.
