Wayne requested 3 quotes from Carpenters in Deception Bay
House is high set shamfer board.
Open up closed in veranda and install balustrade - support existing roof (added on and butted up to original gable).
Replace front stairs with same (gal stringers and h/wood treads) with railings to match balustrade.
Possibly replacing decking boards.
Replace the two north end steel supporting posts - timber would appear to be most appropriate as the outer corner post which will need to extend from the ground to the veranda roof will then match the other veranda posts needed to support the roof.
Replace 2 steel posts holding up the side/rear stairs landing.
Replace side rear stairs - same as front, only balustrade needed on one side as against house.
Size of veranda is approximately 6200mm x 2300mm, stairs contained within area. Part of veranda is enclosed by chamfer board external and fibro internal (with several small pivot windows), the rest is lightweight timber framing with shade cloth.
I will assist with the stairs, balustrade and decking - things that can be done single handed where builder doesn't necessarily need to be there all/every day.
House is tenanted - no access without arrangements.
