As a result of this problem the tarpaulin (a temporary make-safe measure) as well as the lack of spouting and disconnected plumbing for 2 years meant that the property acquired some secondary damage as a result of penetration of water. In 2019, I began noticing some cracks. These were first noted in 2018 and I was asked to re-point these and gauge if they will crack again. I was advised that if they do crack again then the likely probability of this was due to the water pooling around the footings of the home. These did re-crack. I then invited an Engineer to assess the property, who advised that the property would benefit from Tereteking (a no-dig approach to underpinning with injectable resin from ground engineers Mainamark). I was advised to allow for a drying out period and to also pack the stumps that could have been affected from differential movement. I had Mainmark treat my home in December 2019. I was advised that if no further cracking occurred internally on the plasterboard linings or externally on the masonry wall then this would mean that the home had reached a "point of equilibrium". I had the opportunity to monitor the cracks for a period of almost 2 years, until builders re-commenced works in March 2022. The builder's are concerned now that because the home was built in the mid '80s, that the footings do not meet today's standards. The footings can be viewed as the floorboards have been removed from the home. I required an R 126 so as to show that the home is safe and solid so that works can recommence at my property.

There are four downpipes at our property. These downpipes were immediately replaced following this, however this water seeping gradually and potentially over a lengthy period of time has caused damage in next to the downpipes of in very close vicinity to the downpipes. Further investigation also detected some underground stormwater issues which certainly exacerbated this problem and was an additional contributing factor. These too have been since addressed. I require a report which indicates that leaks from the downpipes and the underground stormwater issues can have a detrimental effect on the perimeter paving to the property. I have Leak Detection Reports and we have also recently conducted works with Mainmark who also were of the belief that even a minuscule leak can have a detrimental effect on adjacent structures including the perimeter paving. All that is required is a report that indicates this, and corroborates Mainmark's as well as CSIRO'S Publication: "Foundation Maintenance and Footing Performance".

I require a report indicating that improper drainage caused this . This was also inspected by Mainmark, and their quotation indicates that this is a contributing factor and that Tereteking is something that is recommended. I require a report corroborating Mainmark's finding do that I can present to my insurance company. The Engineer's report will then make it irrefutable for my insurance company, who claim that if this were the case then cracking would be evident throughout the whole home, despite the fact that the non-existent guttering was only at the rear of the home and hence where the cracking has occurred.

I am now in the process of cancelling this permit as this Building Surveyor is under investigation and is not VBA registered. As such I would a site inspection of works to date, mainly the roof cavity carpentry works, as well as some other issues, as I do not trust the opinion of the Building Surveyor used by builders. I would then like for a report to be issues with any problems to be addressed clearly specified.
