It is basically extending the rear of the house by approx 3-4 metres. We have a builder and just need the drawings to submit to council.

Can you please provide a quote for drafting of our deck and pergola with the following information in order to obtain a building permit? We live on a subdivided property,(unit 1, 19 mines road ringwood east) but we have already obtained approval from our council to ammend our planning permit. The overall dimensions of our deck are below, being 7200mm in length and 5000mm (at its widest point). We want the deck to sit the same height as the door (no steps onto the deck) with the decking 19mm above the height of the bricks at the back door (we're doing bifold doors). For the stumps and stirrups, we have a 3,800 x 4,500 mm concrete patio currently (shown in the attached and in the pics) which we've been told we can use stirrups to sit the bearers in directly, and just use concrete stumps for the rest. The concrete patio is 500mm below the height of the back door. Can you please confirm whether we are still allowed to use stirrups for a deck at this height? For the pergola, the width is 5000mm by 7200mm spanning from the corner of the house to the corner of the deck. We will need to have two sets of steps, one at the end near the water tank or grass end, and one up the side of the house where the deck runs against the fence. Open to suggestion as to whether you think it would be better to have the steps running the entire length of the decking at the grass end or just a section in the middle? We have also considered recessing the steps into the deck to prevent them from taking up space in the backyard. Appreciate any thoughts you have on this. For the deck and roof materials: · we've been told we can use stirrups over the existing concrete patio, as the concrete is circa 100mm thick throughout. · for the rest of the stumps we plan to use concrete 100x100 stumps · for the two (or three, as required) posts along the far side for the roof we wanted to use 90 x 90 or 115 x 115 cypress pine (barakula gold I think it is called) posts. · for the framing (bearers and joists), we plan to use H3 treated pine. We're guided by you as to what dimension timber and spacing we need to use to get the deck to sit at the height we want. · for the decking, we want to use 90 x 19 mm merbau. We would also like a 140 x 90 merbau border that will run around the edge of the decking (on the surface you walk on). · for the roof frame, we're happy to use H3 treated pine. · the roof material will be colour bond to match the existing roof on the house.
