I am very interested in someone coming back to me asap with some solutions and suggestions in relation to my current situation. I want to buy an investment property. Details below: Invest Property - In Bathurst. Guaranteed Residential. 4 bed house on 3/4 acre block town water etc. Listed for $345k but vendor willing to negotiate. Please estimate COS around $320k. Would prefer to establish loan on Interest Only basis. Rental income estimated to be approx $350 per week. Current property - 3 bed Residential in Western Sydney. Current bank valued at $290k. 2 other financiers and real estate agent valued at approx $330k. Current loan is approx $260k. Break costs to break fixed loan is approx $5k. Currently Principle and interest however would consider IO payments if possible. Please note that loan is behind in repayments by about 1/2 a month due to husband not working overtime for last couple of months due to personal reasons. Personal - Married both working full time. 1 dependant. One income is $72k other is approx $50k. Gross figures. Current credit card limits are $20k and are up to limit. Car loans/personal loan repayments are approx $1635 per month. Owing in total is approx $59k. Husband has a small paid default which drops off on 4th June, 2010 (only 2 weeks away). I don't want to miss out on this house and therefore would prefer not to wait until default drops off. We have access to a small amount of cash but not enough for a deposit. I am happy to refinance my current loan with someone who can do my new loan as well. I am also happy to look at a personal loan for the deposit however with my husbands default I haven't been able to find someone who would lend that much unsecured. I am happy to hear options and just really want this house. Obviously I also want a good interest rate and fees however I am somewhat flexible and reasonable given our situation. The service I receive is just as important to me as the rate and fees. Someone would be looking at doing lending of approx $550 - $600k by my calculations. If you also want to look at refinancing the cars and other personal loans and credit cards I am open to these options as well. If anyone can think of a workable solution so we can buy this investment property I would be so much appreciative. Thank you in advance.
