floor sanding: i want the floor to be initially sanded with a coarse grade of sandpaper using specialised heavy weight drum / belt sanding machines. then close to the skirting board to be sanded by... floor sanding: i want the floor to be initially sanded with a coarse grade of sandpaper using specialised heavy weight drum / belt sanding machines. then close to the skirting board to be sanded by a smaller “edging” machine. next i want to sand again with a medium grade paper, after which the whole surface is vacuumed and the nail holes filled with a wood filler colour matched to our particular wood type. after that, i want the fine sanding to begin after the filler is dry in preparation for a final buff with a superfine paper which ensures the surface grain is closed and all traces of the previous coarse sandings are removed. at this stage i want staining or colour matching of new floorboards to be completed and finally i want the entire surface to be vacuumed and readied to receive the finish coatings. polishing the floor: i want the first coat of finish to be applied as a special “base” coat which seals the timber and prepares the floorboards to receive the final coats. please note, this first base coat tends to raise the grain of the timber therefore i need this to be cut back with a superfine buffing machine before the final three coats are applied. because of the quick drying qualities of waterborne polyurethane i prefer this product to be applied however, a high quality solvent can also be used if time is not an issue. the property is 70m2 and i want the job done at between $15/m2 to $20/m2 depending on the amount of work to be completed and the quality and products used plus time to complete. i want the job to be guaranteed and i need to be totally satisfied, or i get me money back.
