I have 4 rooms that require sanding and staining. The rooms are 6x7, 3x4, 5x4 and 5x3 (roughly as it is an odd shape). There are some repairs needed where walls were removed, a fire place once was and where the floor was damage by heat and termites. I am waiting on one final termite inspection which will be in the next month some time. I want the job to start soon after that.

I am very unhappy with some aspects of the work. The job involved some floor repair and replacement of some boards which had been damaged by termites. During the course of the work, termite damage was discovered to be a little more extensive than first thought. I agreed to pay extra for the extra work. One board that should have been replaced, was not, and it was very obvious that it required replacement. In another area, a large square mark was left on the floor. When I complained, Born Again came and acknowledged both problems. They replaced the board in question, sanding an area and re-coating, however, it stands out as a "patch", quite dissimilar to the rest of the floor. The square mark was improved, but is still obvious. They also put a small hole in a wall that will require plaster repair and re-painting. No apology was made for this. The sanding and polishing was well done, with very little skirting board damage and dust, but I would not use Born AgainFloors again because an otherwise good job has been ruined by the two errors they made. I will have to get someone else to redo the job. They also pushed hard for payment before I had a chance to inspect the job in detail.

Palaco didn't win the job although looking back I wish I had selected them. They were friendly and offered some good advice. I will look these guys up next time.
