Sanding and polishing timber floors: 1-2 living areas, entrance and hallway

In one living area there are tiles which will be difficult to pull up off the timber boards underneath- we will try and do this ourselves but need advice on how to do so ensuring we donnot damage the timber boards. If it is too hard or will damage the boards too much we will have to carpet this area instead. This would then mean we only need floorboards in just 1 living area, the entrance and hallway to sand and polish. Also there is a gap in between the 2 living areas which we will need a solution for. The gap is where an extension was put on the house and is about 3cm wide and 3m long.
