The flashing appears to have not been installed correctly, resulting in wear & tear around the outside of the house, which has caused a slow leak of rain water into the roof of the bottom level. I have already had a plumber take a look and he has advised the following: Removal of cracked weatherboards and replacement of flashing around the house - approximately 30 lineal metres of custom-made flashing.
