The house is approx 24sq all single level. Access should be easy. The gutters are fairly well blocked. Expect dry leaves, and also decomposiing leaves/sludge. There is also some weed growth in spots. The attached plans explain the extension best in terms of size. In terms of scope, we are looking for a builder to complete: - Foundations, subfloor (stumps/joists/bearers), double brick walls, roof trusses and roof plumbing - Electrical and plumbing - Installation of doors and windows (1 set bi-folds and 1 window) - Plastering - Floorboards - Demolishing existing (although we may do this ourselves) So, essentially everything you see in the plans where it says ‘proposed’ except installation of the kitchen cabinets/benches. Other relevant information: - Have planning approval, currently obtaining building permit, expected within weeks. - Access to the building area is good, with a rear laneway and car/truck access. - Keen on someone who has experience with similar extensions on similar properties. - Not expecting a builder who can started right away, but we are keen to start as early in the year as possible (assuming building permit comes in next few weeks) - Looking for a quote broken down with some detail, rather than just 1 price.
