Had leak detection specialist attend to conclude that water has come through a gap where silicone sealant has disintegrated and believes this has been a leak that has occurred over 3-4 years. Sealant looks relatively new. (We have only owned house for 2 years) Specialist has questioned then whether there is any membrane on wall behind tiles. Plumber has repaired shower head that was also dripping. 3 holes were put in hallway wall to determine where leak was coming from (we first thought a pipe had leaked). Has Carpet restorers in to dry carpet and wall and have removed underlay which is to be relaid by them after Hallway work completed. Work required is completely redo shower - remove tiles, waterproof and tile shower and bathroom floor (assuming no membrane either on floor in front of shower) remove plaster in hallway to determine what exact damage is done and then repair damage and plaster wall.
