Deck is to be approx 6000mm X 6000mm, with gabled pergola to cover this section.
Separate 1200mm X 2500mm section required as an off-shoot.
Spans and underframe clearances to be to building code or equivalent as required by permits.
Both decks/roofs connected to rear of existing house. Land is level with easy access to property via rear laneway and 4m wide rear gate.
All decking to be merbau (screwed, not nailed), with cedar pine or equivalent for posts and pergola frame. Roof to be laser-light or combination of laser-light and ripple iron.
Storm water for all new roofing to be connected to existing 90mm storm water drain available on one side of house only (or alternative council-compliant solution proposed and included in quote).
Existing 6000mm X 2500mm roof covering concrete patio to be removed and roofing mated to new pergola. Merbau decking to meet level of existing doorways to house and laundry.
Council permits and building insurance required to be included in price. All rubbish and waste to be removed at completion of job.
Time frame – job to start in 4 weeks or ASAP (subject to council permits). Builder to advise completion time.
HIA or Master Builder contract required.
Budget < $18,000
Require builder who will:
-prepare quote and dwgs within 2 weeks or as agreed (on time)
-offer firm price for the agreed scope including permits, plumbing, dwgs
-provide timeframes for work
