Allow to:
Paint plasterboard walls with one (1) coat of wallboard sealer (colour) and two (2) coat of acrylic top coat.
Paint ceilings with one (1) coat of wallboard sealer (colour) and one (1) coat of acrylic top coat, including to all common areas and external soffits including external canopies (where applicable)
Timber/woodwork, including but not limited to door jambs, architraves, skirting, and windows (wherever applicable). Allow to apply three (3) coats of semi-gloss enamel based paint.
Ø Windows are aluminium (not timber)
Ø Internal doors and jambs will be pre- primed, so 2 coats will be sufficient. Allow to apply two (2) coats of oil based enamel paint (i.e. all wood work will be pre primed).
Ø Doors will be flush panel Hollwcore, 2040h unless otherwise mentioned in drawings.
Ø All doors to be sealed on all sides including top & bottom sides.
Ø Note re Carpenter’s v’s Painter’s requirements regarding internal doors
§ The carpenters will remove all door furniture, fittings, etc. prior to commencement of painting (but leave doors on for the painters to remove). The painters will then reinstall the doors they have been painted
§ It is the painters responsibility to ensure that they provide the carpenters with clearly marked labels for every door so that the carpenters know where the doors are to be re-installed, and it’s the painters responsibility to provide the carpenters with all hinges and screws appropriately labelled for re-installation.
Press metal door frames will be delivered pre-primed, allow to apply two (2) coats of oil based semi-gloss enamel.
Allow to paint the inside and end panel of robes and linen cupboards (if any) as they are not full robe units with complete carcasses.
Generally allow for various paint colours as per colour schemes to the apartments, as per the finishes schedule.
Ø Allow for paint different colours to ceiling, walls and timber items.
· Store Rooms/Electrical/FHR: Allow to paint plasterboard walls and ceilings only with one coat of wallboard sealer (colour) and two (2) coat of acrylic top coat. These will also have skirting boards and architraves to be painted
Ø Please allow to paint the garage (plastered walls not brick)
Allow for 24 hours of touch ups in your quotation making good of painting rectifications not caused or part of your scope of works, including supply of materials as required.
General Works to be included
· This contract is a no variation contract and all allowances have been included for drawing demarcation problems and other discrepancies, site co-ordination and demarcation with other contractors and the like.
All drop sheets, and any other method required for protection of all completed works, including other subcontractors’ and your own works.
Ø NOTE: no paint whatsoever is permitted to be dropped on the garage floor or sealed concrete entrance.
Allow to tape over all fixtures and fittings, including but not limited to light fittings, plumbing fixtures, joinery, window frames, mechanical registers, and power points.
Allow for filling and caulking where required, including but not limited to all screw holes, nail holes, bulkhead of joinery, skirting junctions, etc.
The subcontractor is taken to have visited the site to determine the prevailing site condition for the purpose of making all necessary allowance. No claim for variable site conditions, access or otherwise will be acknowledge after contract acceptance.
Co-ordination/Co-operation with all trades, including site set-out.
Supply any equipment / device required for safe work practices, including but not limited to all temporary handrails, own fall protection, PPE, SWMS and site coordination plans. Working in conjunction with the Builders OH&S requirements
All site personnel to attend site induction prior to commencement on site.
Own storage, telephone and fax.
All applicable site allowances to be allowed for.
Meeting requirements of all relevant Australian Standards, Building Codes, Codes of Practice, & Industrial Instruments, and any subsequent changes.
Meeting the requirements of statutory authority requirements.
Daily clean up including of all rubbish associated with your works and placement such rubbish in bin provided by builder
Task lighting, lead stands and hooks
Protection of finished areas & existing works
Temporary handrails, barricades/safety lights and signage required for safety and/or redirection of public traffic to undertake your scope of works.
Safety access platforms, ladders, other access equipment/device, required to undertake your scope of works.
Taking delivery of material and all materials handling, including hoisting.
Tender to be in accordance with the Builder’s standard Subcontractor agreement which is available for viewing at the office
Submitted price to be in a breakdown and detailed format (i.e. by area and items)
Materials supplied by the subcontractor shall be new, the best of their respective kinds and comply with the relevant Australian Standards.
Workmanship shall be of the highest possible standard, comply with the codes of practice and be to the satisfaction of the Builder
