I own a brick veneer townhouse, 2 story with a colourbond steel roof, which adjoins another unit up the hill. Where the flashings meet the brickwork of the next unit, I have gaps of about 2 – 3mm which need sealing.

- Some roofing work has already been completed to seal gaps, however after an onsite inspection of the roof, two main areas of concern were noted contributing to water penetration that could not be rectified by the contractor.

- 1. Vertical Section – Where the blue board “fibro” are butt jointed on the vertical section there are several vertical joins that have opened up and causing gaps in excess of 2 & 3mm. Recommendation: Joins to be cleaned, retaped and top coated, then repaint vertical area.

- 2. Blockwork – Where the blue board butts against the blockwork on the vertical face there are gaps up to 2 & 3mm. It appears that an attempt has been made in the past to try and rectify this as there is evidence of old silicone sealant. Water entering from this point over a period of years will track from these gaps behind the blue board and flashing directly below to the rotten beam. Recommendation: End of blockwork, blue board and flashing to be correctly sealed.
