Restumping and Renovation of Californian Bungalow

  We're about to take possession of a 1920's weatherboard californian bungalow with 2 storey extension (around 150m2) which needs restumped and pest-proofed (ant caps?). This might lead to front of house needing replastered and we'd like to replace sink and tiles in front bathroom. Plasterboard family room cathedral ceiling (30m2) and also in upper storey bedroom (20m2). We'd like to remove the existing chimney stack from the kitchen along with the old units (around 15m2) and replace it. Refloor the kitchen and the family room and extension (around 70m2) in timber. From 2nd bathroom / laundry remove partition walls, the old shower and toilet and move the washing machine taps and sink. In family room, install new folding doors replacing old windows around 3.6m across. In 4th bedroom, install 2 French doors (each 1m wide) as replacement for existing windows. Build in floor to ceiling cupboards in family room (3m wide) and laundry (2.7m wide). Install 2 new windows (one in extension and one in kitchen). Build and install en-suite showerroom and built-in wardrobes (2.4m wide) in upstairs bedroom. Insulate all ceilings. Full exterior painting and replacement of approx 10 weather boards. Potential electric works to relocate / install extra sockets and switches.
