P trap toilet bowl outlet flange seal leaking

The leaking is at the flange in between the P trap toilet waste outlet and the sewege pipe on the wall, it's a black metal collar flange holding a rubber seal which seals the toilet waste outlet and the sewege pipe.
I am considering to replace the rubber seal instead of just silicon it because the rubber seal is pretty old so want to do it properly.
I have pics taken and ready to send on request.
