This is a single storey dwelling with a terracotta tile roof and a skillion metal roof at the rear of the property.
Previous insurance assigned roofer attended the above-mentioned property to inspect and report on the cause of the water entry via the roof after recent storms.
A pergola has been constructed to the rear of the dwelling which adjoins the rear metal skillion
roof. It is our opinion that the box gutter is undersized for the amount of roof area and cannot cope
during heavy downpours of rain which has caused it to overflow. The box gutter may require to be
made larger to cope with the volume of rainwater from the roof areas We also recommend the
installation of another outlet for the box gutter as well as an overflow which has not been installed.
The rear metal flat roof was also underpitched for the profile of roofing chosen.
In our opinion, we believe the box gutter will overflow again during heavy downpours and requires
to be made larger to cope with the large amount of rainwater from the roof areas.
