The thermostat seems to have gone, continually over heating then releasing through the pressure release valve (it's not the valve, we had it replaced with new and it continued doing the same) spilling boiling hot water out through our courtyard.
if the thermostat can't be replaced/repaired then we will need the whole unit replaced as we think it's around 15 years old
