  This is a sizeable list of what is required and will most likely need to use multiple contractors for the various components. Would like each component quoted separately. Work to commence in October/November.

It’s a 4 bedroom 2 bathroom brick and tile house that’s had nothing done since it was built in the mid 80s, other than the ensuite and an internal paint job which had to be done before it was rentable.

The plan for the renovation involves:

* a whole new kitchen (potentially flat-pac style),
* full renovation of the main bathroom,
* tiling the floors of the entranceway, two lounge rooms, kitchen, laundry and dining areas (bedroom carpets will be replaced with new carpet arranged separately)
* undercover patio area structure and tiling
* extention of the 2nd lounge out about 3M to create a formal dining room and installing bifolding doors that open to the patio area.
* Repairing/replacing a number of facia boards that have dry rot
* Installation of a fire-place
* Changing the current sliding door on the ensuite to a hinged door to make better use of wall space.
* Rendering the entire house. (The previous owners thought it might be clever to paint the brickwork in 2 different colours. Unsure if the paint can be easily removed without sandblasting which would ruin the brick, hence the rendering)
* Extend an existing 2M high concrete block retaining wall that runs along the fence line a further 10M
* Restore the roof as it has a number of damaged tiles and some of the point work needs redoing
* Replace the old fencing on the right hand side and along the back of the property
* Building in the current carport and adding a garage door. (It shares the same roof as the main house. Depending on cost we may opt to use wooden slats rather than completely bricking it in)
