  Require a registered builder (who has experience in air quality testing and removal) to quote on an insurance claim. This is due to a tenant who was recently arrested for running the property as cannabis lab. The current state of the property requires a full renovation and the scope of works is as below.

1. Identification and removal of any asbestos that may interfere with works.

2. Conduct air test quality to determine the level of toxicity due to　chemicals and cannabis odours and also mould formation. Short exposures during inspections have been shown to cause migraines, runny nose and cough

3. Sanitization of the air within the building (with proper air tests upon completion) to ensure the premise is safe for future occupancy. There is a risk to future tenants if the cannabis and chemical residues still exist　

4. Replacement of hardwood floorboards due to chemical damage throughout areas of the property.

5. Redo of all plumbing connections and test (due to illegal alterations of the plumbing to create a temporary irrigation system by tenants)

6. New switchboard and rewire of all of the electrical and power points, light fittings devices etc and organizing new connection with AGL/Jemena

7. Replace torn/damaged vinyl in kitchen.

8. Replacement of any related missing/damaged light fittings/ switches/ powerpoints throughout the house.　

9. Replacement of kitchen (with builder range) that has been broken and all drawers and miscellaneous parts missing

10. Retile sections of walls where tiles have been ripped out to ensure consistent colour match (section of tiles were used

11. Replacement of plasterboards through the ceiling and walls due to high exposure and smell of cannabis

12. Repainting of all walls where plasterboard has been replaced and any required painting due to replacements of items (doors, architraves etc).

13. Resurfacing of bathtub (due to chemical damage) & shower curtain rail etc

14. Installation and Replacement of Gas ducted heating due to illegal alterations by tenants

15. Repair shower base which was stained with chemical.

16. Replace vanity which was damaged.

17. Replacement of Oven and Cooktop that are damaged

18. Replacement of doors and door fixtures (locks)

19. Replacement of (access) man holes in the roof that has been damaged.

20. Replacement of carpet that was ripped in four bedrooms and in lounge room which was stained with chemicals.

21. Replacement of damaged gutter.

22. Replacement of damaged outdoor window frames.

23. Replacement of all window furnishings (curtain, rails etc)
