New Toilet and Kitchen

hi there,
Looking to remove the existing old kitchen and the bath, and putting a brand new bath/toilet and kitchen at it's place.
Existing bath room have an old bath toilet that needs to be removed and replaced by a new shower, removing old vanity and putting a new small vanity and putting a new toilet, plus tiles on the wall and on floor - room size is approx. 1.6 x 1.5 (floor plan attached)
Also, kitchen needs an updates, by putting a new cabinets, marvel top (not to expensive) and tiles on floor and walls. Not sure about the availabilty of gas in that street, if yes, then will go with putting a new gas range with exhaust, else will try to salvage existing old electric oven/or put a new electric oven.

FYI- It's an investment property, so I'm looking to spend a huge amount on this, hope you understand. Also, property is currently empty!
