  I have a council-approved renovation design and construction certificate ready. I just need a builder so that the home warranty insurance can be submitted to council. The Addition is one 90-sqm room to the back of my house, using the existing walls as part of the walls of the new structure, and also a 3mx6m garden shed.. The engineer design is for concrete slab, steel frame, colorbond roof, glass doors. The design is also to have a brick wall, but I would prefer greenboard cladding system.

The job will include
1) Removal of existing pergola, shed and concrete
2) repositioning of sewer vent and overflow.
3) New concrete slabs (for extension and shed) as per engineer's design. Guttering embedded in concrete
4) New concrete driveway to front of house
5) Supply & install 8 steel columns and other trusses, framework. Frame to be bolted and welded
6) Supply & install colorbond roof, insulation and sloped ceiling to follow contours of roof.
7) Supply and install two glass panel doors one 2127 and the other approximately 2170. Flyscreens included.
8) Supply and install glass windows to cover approx 1.2m high to cover area approx 10m long
9) Install two split system airconditioning units
10) Supply and install 2mx14m (approx) pergola to rear (frame structure strengthened to take solar panels on top).
11) Install two speakers on steel arms
12) Supply and install interior light fittings and power outlets.
13) Install external light fittings and power outlets.
14) Install 250mmx250mm box gutter between house and new room
15) Install other guttering around new roof and pergola.
16) Installation of security doors on 2127 & 2170 glass doors
17) Install gyprock inner wall and other exterior wall on SW side of structure
18) Install and insulate 3mx6m colorbond (?) shed.
15) optional - to be discussed - installation of wooden floor, mirrors and westward facing louvres for window..
