  We would like to address the following issue identified by Archicentre in its building report of a property (4 bdr brick veneer house) we have just purchased in Glenroy: A large number of concrete stumps are displaying slight subsidence with slight gaps noted between a the top of a number
of the concrete stumps and the underside of floor frame – this slight subsidence of the floor structure has also resulted in
gaps developing along the underside of timber skirtings and at the base of a number of door frames within the house. This
slight subsidence of the floor structure has also resulted in uncontrolled cracking developing along parts of cornice line –
recommend re-levelling the house / floor structure with packing to be installed to the top of concrete stumps – stumps that
require packing in excess of 20mm are recommended to be replaced - monitor as ground movements and varying moisture
conditions in the ground may affect the condition of floor structures over time. Unfortunately re-levelling the floor structure
may result in uncontrolled cracking to; internal plaster linings, internal floor tiles, and internal wall tiles. These are to be
reassessed following re-levelling of the floor structure.
