During the recent rains, water entered the ceiling space at the end of the hallway. The water came through the downlight cut outs and has distored the ceiling surface. All downlights within the... During the recent rains, water entered the ceiling space at the end of the hallway. The water came through the downlight cut outs and has distored the ceiling surface. All downlights within the affected area are now working. The area with the issue is a small 7sqm metal roof. There is minimal roof pitch and flashing sealed to the roof sheets with evidence of water flowing over the back of the sheets and into the ceiling. There is also some wall/tile flashing incorrectly fitting and allowing water to enter. The insurance report states that there is: · Incorrectly fitted flashing between wall and roof tiles · Metal roof flashing sealed to roofing, blocking escape of trapped water · Leaf debris build up I am looking for quotes to: 1. Solve the problem on the roof and 2. Replace the plasterboard ceiling.
