We have just signed a contract to purcahse a new house and are waiting for the settlement date. During the house inspection it was discovered the there is a broken roof capping tile that needs to be replaced/repaired. As we do not expect the current owner to repair, we would like to arrange to have it repaired, The house is 2 storey with the broken tile located on the top level bottom of the roof line near thge gutter. This broken tile is visable from the street and as we cannot inspect the rest of the roof due to the height, we would also like to have the rest of the roof inspected for any other broken tiles/damage.
It woudl be expected the that the contratcor will need to work with the agent to arrange suitable time to gain access to the house.
