Terra cotta tile roof is leaking at one valley, probably rusted. Tiles need cleaning and repointing. All gutters and downpipes need replacing along with some (if not all) fascias. Some parts of slotted fibro eaves have broken and, depending on cost, would like to replace all eave linings with solid panels.
