The roof is a Monier 100 Tile. The pointing is open at numerous areas and there are many broken tiles evident. Splits were also found in the lead flashing that separated the two levels on the roof of the complex.
Therefore the following work is required:
(1) Replace all broken tile units of which there are about 50.
(2) Re point all caps using flexible compound in a colour to match that of the existing.
(3) Seal all lead splits in the dividing flashing on the roof.
