Hi, I am in need of a builder with expertise in stair building, landings and ballustrades. Ideally, experiences with building a fire wall would also be helpful as this is required by council due to the property being close to the boundary.
Ideally, the builder will also have access to an engineer to prepare a number of certificates / report to certify the structural adequacy of unathorised building works and confirm that the lintel beam installed over the the external door to the rear of the dwelling has been constructed in accordance with relevant provisions of the BCA and Australian standards.
In addition, the successful engineer will be engaged to provide information relating to footings etc for the proposed landing and stairs and for construction of a small lightweight fire wall needed as the proposed structure is built within 900mm of the boundary.
For your information our house is built closer than 900mm from the boundary and the block is slopped from the front to the rear. These are conditions of development consent as required by council for a small residential project involving retrospective approval of bi fold doors and removal and replacement of stairs.
Please find attached draftsman drawing of the proposed works, a picture of the bi fold doors which lead out to the stairs and a copy of the development consent (Relevant section (6) - Structural engineering certificate.
