part 2: external balcony + porch (approx 10sq.m)
part 3: sandstone wall feature to part of house 15 sq.m (600x300 sandstone)
approx 105-120 sq.m in total
part 4: lower level powder, bathroom + ensuite require tiling (no shower bases) upstairs shower bases already fitted.
