Basically the whole balcony needs re doing. The leaking is an urgent matter. Water is pouring through the light fittings and coming close to ending up coming into the house itself. There is evidence the cracks in the tiles on the balcony mean that the membrane is damaged. The ceiling has water bubbling the paint work so the underneath side needs repairs too.
It is a wooden beam balcony not cement slab. Designed and made in the same fashion as a shower recess.
