Ground water is entering the house at the junction of the concrete footing and the brick wall. This junction is approx. 2.5m below the ground level. The ground level has fake grass on top of pavers. We are in unit 4 and the water is entering from unit 5 backyard which is up hill from our house. The problem is most likely to be caused by a building shortcut where they did not properly seal the wall or install adequate drainage. The work will need to be completed from our next door neighbours yard. They have access to the backyard from the lane way.
The Job:
Removal and reinstatement of existing surface drain connecting up to
existing pipework.
Dig and remove soil/ Scoria from the external area behind the wall where
the water is penetrating and causing moisture in the room. Soil etc will be
removed from the area and dumped on the courtyard on a tarp.
All soil will be returned to the existing area upon completion of waterproofing.
The area removed will be approximately 2.5 meters deep, 5 meters in length, 2 meters wide.
Prepare surface of the wall by lightly grinding back to clean and reveal
porous substrate for the waterproofing membrane to adhere.
Supply and installation of Tremco Tremproof 250GC with anti root additive
to the wall area and footings of the property (approx 12.5 m2). Tremproof
250GC is a rapid curing moisture cure cold tar modified polyurethane
waterproofing membrane.
Agricultural drainage: (Aggy pipes) Supply and install new 100mm drain
coil to all trenches making sure adequate fall. Lay geofabric to the new
drainage coil to prevent future blockages in the pipe. Supply and lay new
blue metal scoria to insure fast drainage to the drainage coil. This is
inclusive of a core hole through the double/triple brick wall as an outlet for the
pipework.
