Waterproofing of planter box and garage wall

  We have a masonry (blueboard) timber framed garage wall, built on a pre-existing concrete slab. When constructed, waterproof flashing was not installed under the frame. There is a large concrete brick planter box and bench seat structure adjacent to the garage wall. We have applied waterproofing products (crommelin brand) to the perimeter and all joins but somehow water still seeps into the garage (ie under the brick planter boxes/seat) when it rains. The whole wall needs to be made watertight. There is very limited access to the subject area (approx 400ml clearance ) to the area due to construction of a deck abutting the planter box/seat and garage and the waterproofing needs to occur below this deck level. The deck can be demolished if required, but only as an absolute last resort. We hope that a spray on membrane type sealant may be applied to provide the waterproofing required.
