Am seeking expressions of interest to renovate a 1-bedroom flat in South Yarra. I have a rental that hasn’t had any work done on it for 20+ years. The tenant has just moved out and the place... Am seeking expressions of interest to renovate a 1-bedroom flat in South Yarra. I have a rental that hasn’t had any work done on it for 20+ years. The tenant has just moved out and the place seriously needs refurbishing / updating. The renovation will involve the following: 1. Gut-out all the fittings and fixtures in the apartment – i.e. remove all of the cabinets in the kitchen, all of the cupboards in the bedroom, remove the bathtub, toilet and vanity unit, rip up carpets in the lounge and bedroom, rip up lino in the kitchen, remove tiles from bathroom 2. Alter the walls in the kitchen (see comment below on the type of demolition required) 3. Install new cabinets in the kitchen … the plan is to re-use a set of Ikea cabinets + oven + cooker top from another property I have on-hand from a recent demolition. 4. Install new wardrobes in the bedroom … the plan is to re-use a set of Ikea wardrobes recovered from a recent demolition 5. Install a shower in the bathroom 6. Install a new toilet in the bathroom 7. I also will get new lino for the kitchen, entrance-way, lounge and bedroom. I have already lined-up a tradie to do this job. I have lined-up a qualified electrician to install an air-conditioner and do the rewiring work. In terms of site access – the good news is that there is a dedicated parking-spot down stairs. The bad news is that the apartment is on the third (top) floor, and there is no lift. This means everything has to be hand-carried up /down three flights of stairs. Am looking for a qualified builder to do the renovation The decision on who gets the job will be based on timing (i.e. when you can start-and-finish .... the earlier the better) and cost. To help you firm up the numbers I am happy to email you a set of set of floorplans of the unit and photos of what the renovation will look like. it will basically be a copy of a recent renovation done on an another unit in the same block (which has exactly the same floor plan).
